Expected Total Returns
The Project is expected to have a life of 3 to 4 years. Over the life of the Project investors receive amounts comprising profits and returns of capital, as the sales of the subdivided lots are completed. These receipts are uneven with none forecast in the first year and most in the latter half of the Project. The total return before tax (an Internal Rate of Return) is expected to be 19.8%pa, over the life of the syndicate for investors subscribing under the supplementary PDS.
The Property
The land selected for the Project, encompasses 13 lots adjoining the Southern River Road, opposite the Sutherlands Park recreation area.The total area of the combined lots is 23.8ha. The property is located in the south east metropolitan corridor of Perth in the Southern River region.
Town Planning Update
WRF is pleased to confirm that Precinct 3A(1), in which the Southern River land is included has been transferred from Urban Deferred to Urban under the Metropolitan Region Scheme.
